RMA’s Pet Policy and Support Animals

RMA wants to remind owners that our pet policy is in place to help protect your home from any damage caused by an animal that the tenant has. If pets are negotiable at the subject property and an applicant notes that they have a pet(s) on their rental application, a separate pet application will need to be submitted for the pet(s). An invite will be sent to the applicant by RMA to complete this application through ‘Our Pet Policy’ (https://ourpetpolicy.com). This a company that screens pets for us so that we can get the most information . The pet application fee is $35.00 for the 1st pet and $20.00 for the 2nd pet. Pet information required for the pet application will be as follows:

  • Animal Name
  • Breed
  • Age
  • Weight
  • Sex
  • Color
  • Picture of Animal

After approval of a tenants application and the pet application(s), tenants will be asked to sign a separate “Pet Agreement”, which is part of the Standard Residential Rental Agreement that contains our terms for having the pet(s) in the property. You will also be required to pay additional move-in funds for the pet(s) that are refundable at the conclusion of the tenancy.  The move-in funds required for one animal is $750.00 and $1,000.00 for two animals. Of these move-in funds, $200.00 will be non-refundable to accommodate the pet tenancy. In addition, “pet rent” will be assessed each month, plus routine inspections. We do not accept more than two pets, animals that are larger than 50 pounds and dogs that are deemed “dangerous breeds” by insurance industry standards. You can find a list of these breeds on our website under our rental policies page.

Also as a reminder, Fair Housing laws require that if a tenant has an Emotional Support Animal (ESA), we are not able to hold them to the above policy. If an animal is a medical need, we cannot require them to pay pet rent OR a pet deposit. A tenant would still be liable for any damage caused by the animal(s) at the end of their tenancy, but we cannot collect additional deposits to help ensure those damages are covered.

The optional maintenance survey’s are in and filed! This survey is your opportunity to select services for your investment property in 2024, to maintain the integrity of your property.

  • Hot Water Heater Service
  • Dryer Vent Cleanings
  • Whole Home Inspections
  • Crawlspace, Attic, and Roof Inspections

The maintenance updates only apply to those of you who have pre-ordered preventative maintenance services. If you didn’t opt in for a service you read about in this newsletter, and would like to schedule a service, just email your property manager to let them know.
