Celebrating 45 Years of Excellence in Property Management!

This year marks a significant milestone for Realty Management Associates—45 years of making renting great! Since our founding, we have remained committed to delivering top-tier property management services, driven by expertise, innovation, and integrity.

At the heart of our success is our founder, Marc Banner, a true leader in the industry. His leadership extends beyond RMA—Marc has founded the Southwest Idaho chapter and served as President of the National Association of Residential Property Managers (NARPM®) and was the first Master Property Manager (MPM®) in Idaho. Under his guidance, RMA has earned the prestigious Certified Residential Management Company (CRMC®) designation, a testament to our ongoing commitment to excellence.

Now enjoying retirement, Marc proudly passed the torch to the next generation of leadership. Today, the company is led by President Spencer Henderson and Finance Manager Brandy Ker, who, alongside a dedicated team of 10 employees, manage hundreds of homes across the Treasure Valley. Guided by our core values—Ethical professionalism, Dedication to customer service, Teamwork, Problem-solving, and Strive for excellence—they continue to uphold the legacy Marc built and ensure RMA remains a trusted name in property management.

Important Update on HVAC Refrigerant Changes

Beginning in 2025, new regulations will prohibit HVAC manufacturers from producing systems that use the current R410A refrigerant, in favor of newer, more environmentally friendly alternatives. While this shift aims to reduce greenhouse gas emissions, it also comes with a financial impact—systems that use the new refrigerants are expected to cost around $2,000 more due to redesign requirements and production changes. However, local suppliers have indicated that R410A systems already in stock can still be sold through the middle of summer, giving consumers a limited window to purchase them at current prices.

For those with existing R410A systems, there’s no immediate cause for concern. Repairs and maintenance should remain manageable, as parts and refrigerant are expected to be available for at least the next 10–15 years, though they may become increasingly expensive over time. This mirrors the gradual phase-out of R22 refrigerant two decades ago. If you’re considering a system upgrade in the near future, now is the time to plan—whether that means purchasing a remaining R410A system or preparing for the switch to a more energy-efficient, future-compliant unit. Contact us today to discuss the best option for your home or business before prices go up and inventory runs out.
