June Tenant Newsletter – Tenant or Guest. Understanding Occupancy Rules

Get A Quote

Have you ever wondered when a friendly overnight stay becomes something more official? According to Idaho property management standards, a guest is simply someone visiting— someone who doesn’t pay rent and stays only for a short time. However, if that person begins paying rent, stays long-term, or is held to lease terms, they legally become a tenant.

Why does this distinction matter? Having a defined policy helps prevent misunderstandings and ensures compliance with lease agreements, especially during move-out or rent collection. It also allows us to enforce rules clearly and keep everyone on the same page.

Tip for tenants: If your guest is staying longer than expected or contributing to rent, just let us know! That way, we can update our records, ensure lease terms are followed, and avoid any confusion later on.

As warmer weather arrives, please review a few important reminders to help maintain your home and landscaping.

  • If sprinklers are not working or not yet turned on, tenants are responsible for hand watering until systems are active
  • Sprinkler head replacements are a tenant responsibility
  • Please report any sprinkler issues (dry spots, non-functioning zones, etc.) to your property manager
  • As temperatures rise, remember to open exterior crawl space vents for proper ventilation
