Vacant properties can pose serious issues beyond just lost rent. When unoccupied, units become more vulnerable to water damage, as leaks may go unnoticed, and fire hazards, due to stalled heating systems or even arson. Add to that the real threat of squatters, theft, and vandalism, which can lead to costly clean-ups, legal battles, or stolen materials like copper wiring.
To protect your investment, consider the following proactive steps:
- Secure the property with motion-sensor lighting, alarms, and cameras.
- Maintain a lived-in appearance—keep lawns mowed, mail cleared, and use timers on interior lights.
- Perform routine inspections and accompany neighbors in reporting unusual activity.
- Remove valuables and ensure the home remains clean and well-kept.
- Hire a property management company so you don’t have to worry about these occurring at your vacant home.
These easy, low-cost measures can go a long way toward reducing risks—while improving appeal and protecting your bottom line.
