August Tenant Newsletter – When Does a Guest Become a Tenant?

Tenant vs Guest: Who’s in Your Home?

Have you ever wondered when a friendly overnight stay becomes something more official? According to Idaho property management standards, a guest is simply someone visiting—someone who doesn’t pay rent and stays only for a short time. However, if that person begins paying rent, stays long-term, or is held to lease terms, they legally become a tenant.

Why does this distinction matter? Having a defined policy helps prevent misunderstandings and ensures compliance with lease agreements, especially during move-out or rent collection. It also allows us to enforce rules clearly and keep everyone on the same page.

Tip for tenants: If your guest is staying longer than expected or contributing to rent, just let us know! That way, we can update our records, ensure lease terms are followed, and avoid any confusion later on.
